Construction Underway After Ownership Change At 2636 West Evergreen Avenue In Humboldt Park

There is finally activity at 2636 West Evergreen Avenue in Humboldt Park.

Construction is underway for a residential project in Humboldt Park that has changed hands since its building permit was issued. At 2636 West Evergreen Avenue, three new units are on the way, more than half a decade after the building they’re replacing was permitted for demolition.

Real estate records indicate that a two-story multi-unit residence at this address sold in May 2018 for $256,000. Two months later, the City of Chicago issued a demolition permit to raze the property. The new owner applied for a construction permit to build three units on the site in December 2020. Perhaps due to the COVID pandemic, that application remained idle until finally being approved on August 14, 2023.

But work still didn’t begin. A reinstatement permit was issued for the new building in September of last year, with work required to begin by this month. However, the property was sold again, with records showing the current owner, named as Live Once LLC in Buffalo Grove, making the purchase in December 2024 for $436,000. An express permit program authorization was then granted on January 2 of this year, changing ownership to Live Once, and naming Amazing City LLC of Lake Zurich as the new general contractor.

And that’s where we are now. The original permit named Daniel Ford as the architect of record; that did not change with the express permit. Few architectural details are included in the permit, including the number of stories. We only know there will be three residential units, steel porches on the back of the building, and a new “parking area” located off the alley. Read more At Chicago Yimby
